Well I guess the key word here is "underutilized" InThe initial report describing the area including the Post Office and surrounding area it was described as underutilized.

That leaves us with two questions............in this free market economy what business would want to
occupy the spot
Would that business meet the criteria of effective utilization

Going further we could consolidate both aging libraries and build a state of the Art edifice..........something useful to the towns people and I would think something of which we could be proud. Yes the people of the Hilton area would have a bit of a journey to get here...........but make the building and its contents worth while and they will come.

The Township could find a use for the two aging library buildings and the package would reflect
maximum utilization.


You have absolutely no basis for your claim...

Perhaps It is not Kings who acted in badfaith..have you ever seen any documentation that there was some arrangement for Kings with either the town or the developer?

Get real..this was a deal that was fabricated in sand ...no one produced any paper work indicating the deal was concrete. ...it was simply a maybe all along ...and Kings has every right to pull out if the conditions are not sound..

They have a 15 year lease where they are...why move into something that is not as good as a long term lease.

Keep the PO alive by improving it and letting the town collect taxes...plans that improve the area by setting up walk and art projects seem reasonable and not as expansive or troubling as the sale of the PO involves.

BTW, no one really knows that the Maplewood Kings is the most profitable store in the chain. Kings certainly has not stated that. That, probably urban legend, statement has murky origins and seems that it may well have started from a statement of a store employee who would have no way of knowing that.

I honestly couldn't give a rat's a$$ where Kings is in Maplewood. I rarely, if ever, go there.

But I really do like the idea of the Uber "Farmer's Market" going into the new space.

Uber "Farmer's Markets" sound great in theory but would this community ultimately support it? I don't think so. We in general seem to have delusions of consumer grandeur.

One interesting fact is that the immediate area has been zoned to allow a building as tall as 5 stories

Well put Hank! (and it would have to compete with Whole Foods and Trader Joe's, which may cover much of the same consumer space)

Personally, I like the idea of a brewpub. I think it could both succeed and be tony enough for Maplewood's image.

If Maplewood owns the land, then could they let it be developed on a long-term land lease and get one of those special extra liquor licenses, like they do when they build giant malls at the Meadowlands? I don't know the details but it was mentioned briefly in a S.O. thread the other day.

I like to think of myself as the careful consumer type, and maybe I was 10 years ago - but with a grown up job and two young kids it's all I can do to get to Whole Foods every week. Stopping into a bunch of booths for individual items is about the worst thing I can imagine (grocery shopping-wise).

If it's done right, an Uber Farmer's Market wouldn't duplicate Whole Paycheck and TJs offerings. That's the same thing as saying that the current farmers' markets in the area already duplicate these two stores, and from what I see, they do extremely well, often selling out well before the end of the day.

If Dave says don't go, then that's good enough for me. I spend at least $10 a decade in that store, but I'll be damned if they'll be my once in a decade just because I'm in the village anyway and remembered I was out of dish soap stop any longer.

I frequent and support the farmers markets and have for decades now. The price point is closer to Whole Foods then to Shop Rite, especially when you consider the various food purveyors and artisans. There is a reason some of the vendors you find in Summit on a Sunday and even Westfield on Saturdays aren't at the Maplewood or South Orange markets...it's not just the day of the week.

That seems like pretty solid evidence to me. However holding companies are used frequently.
In effect Kings could be leasing the building from Itself. After a while it becomes like one of those Russian dolls that contains a doll with in which also contains a doll within ad infinitum

@author - I would assume that one of the Kings' corporate entities owns the property and leases it to the operating entity. I would suspect this ownership would be a significant barrier to getting them to move.

It's free market economics farmers market style...you get the type and range of vendors the community supports. I stopped going weekly to the Millburn market when two of my favorite vendors dropped out. Why did they drop out? The numbers weren't there...so they devoted the time and attention to the farm operation and staying at markets where they fold more (like Summit).

I'm going to do my weekly shop at King's this week. And eat at the Gate. oh oh

Whatever negotiating tactics Kings is employing they are doing so because it is in their best interest as a company. If it is not in there best interest to make this move then so be it. Besides, new store (capital investment) likely means higher prices anyway. Who wants that?

Instead of wasting time on a boycott efforts should be focused on finding an entity that wants to be part of the community. Which by the way, Kings already is.

I am with MapleWolf. Kings is my quick stop store too expensive for more than that for me but I do like the convenience and the staff are quite friendly and helpful.
