We might as well get this started: Appraisal Systems

Yesterday I came home from work to find a sticker on my door announcing they were here and would come back today between 5:00 and 7:00.  Knowing that an inaccurate assessment would be a real pain I left work early to be here for the requested period.  I parked my car at the end of the driveway so as to be conspicuous and left my front door wide open.  I was being pretty diligent in listening for a knock since I don't have a doorbell.  Every so often I would look out the window to spot someone on their way.  


Sure enough, a new sticker has magically appeared on my door with completely wrong guesses as to the properties of my house.  I jumped in my car to try to find him/her but had no luck.  Maybe I should have looked at Bunny's.  Why am I surprised by this?


Our assessor showed up early in the two hour window, was highly professional, and quickly did what was needed, FWIW.  Hoping others have better luck than you did.

How were you notified about the appointment date?


I have friends in a town that did a re assess recently....she lives in a condo.  The building is about 65 years old and the conditions range from barely livable with patchwork repairs to expensive upgrades....at most they went in 1 of each model and assessed the model the same across the board....and they even got models wrong..they have 1 bedrooms assessed as 2 and 2 bedrooms assessed as 1......some have dishwashers/washer/dryer...some don't, etc  some have new stainless steal, granite....there is no way the assessment is the same for all of them...there is a good 20-25% difference in value between low end renovated and high end.....with a few units even falling well outside that.

You can phone and schedule an appointment if you missed the first two attempts at an inspection.


For all of us who work this will be the case. I called them to see if I could set up a appointment and they said no. Have to do the 2 attempts first. So will have to work at home that day.

Did you get a letter?  I have received nothing.  Is there a website that defines a finished basement?  I painted the brick walls and put carpet tiles in one room.


I don't recall receiving a letter either.  Supposedly you can call and ask that a copy be sent to you by snail mail. A more generic version of the presentation given at the homeowner's public meeting is on the company's website and should answer most questions.  Others can be directed to the town assessor.


unixiscool - Don't know about that.  But in the previous reval my assessor described our partially finished basement as a rec room.


The letter we got about the assessment had the number of the company that was doing the assessment

We were reassessed last week. The person missed us on their initial pass (we both work in the city most days) but we were able to reschedule for an early evening appointment. The guy came in around the scheduled time and did his thing. The whole process took maybe 15 minutes. It seemed like they largely just count things like bedrooms and bathrooms and state if they are original or renovated. All in all it was pretty much painless.

Is there anyway to find out if the assessor has been to your house other than a yellow sticky note? My husband and I both work full time and we haven't received anything.  I have no idea if they've gotten to our area of Maplewood in the Rynda/Broadview/S. Pierson section of town.  We just moved here and I'm unsure if I'm supposed to call the town about this or Appraisal Systems.  I couldn't find anything on the township's website but maybe I'm just not looking in the right section.

I was never given notice.  I came home to a yellow sticker stating they would return tomorrow, and during that visit they left a blue sticker listing guesses about bathrooms, bedrooms, hvac, and condition of rooms.  I'd say it's unlikely that both stickers blew off your door.  Alternatively you could check with your neighbors to see if they have been visited yet.

I am on Rynda and we haven't received anything yet (and the neighbors haven't mentioned it either).


I never rceived an introductory letter.  Maybe they should reassess the Post Office while they're at it.

I called and left a message asking them why. Seems the appraiser hit a lot of homes that day. Perhaps he doesn't actually want to do the inspections. We will see where it goes..

i just looked at that spreadsheet and it shows a date released, but I don't think that that is the day inspected.


Busy company.  They are doing Milburn too. Hope they can handle it all.

These are only the places they HAVE inspected, yes? Or scheduled to inspect? Because half of Maplewood is missing from the 340 file.


Looks like the places they have visited.  The addresses listed appear to be at the east end of town.

Well according to this, they were at my house on 6/3.  I never received any notification or a sticky on the door.  Both of us were out of town that day, so I know for sure they did not do an inspection.  I guess I will have to try to call them.

I'm thinking that FilmCarp was right... That is the date they released the addresses, not the date inspection was attempted. I have not received a return call.
