Funny, I heard apartments on the first floor and a pub on the second and third floor.
usually the pub goes on the 2nd floor, apartments 1st and 3rd, so as to ensure the pub annoys the most people.

And it doubles as the rehearsal hall for the local Irish Dance Group!

No, same offense.

I think it's against the law in Maplewood to build anything but a generic apartment building with mixed used space on the first floor.

It's "the Invisible Hand of the Market" (capitalism) that encourages apartment buildings with commercial space on the first floor.
It's "the law in Maplewood" that limits the height, if one of those is built.
The hand of capitalism is very much visible in the crap that is being built in our two towns over the past several years.

The person who bought isn't putting generic business space there. They are leveraging the Verjus liquor license to have a pub/bar.
Needless to say, the first thing the 2nd-floor tenant will do upon moving in will be to complain about the noise from the pub/bar.
This will be followed, shortly thereafter, by all the folks on MOL who have been clamoring for a pub/bar on Springfield Avenue COMPLAINING about the new/bar on Springfield Avenue.
Ultimately, this will lead to the demise of the new/bar on Springfield Avenue, which will lead to folks on MOL lamenting the loss of their beloved pub/bar and wondering when a newer new/bar will move into that space.
There will be lots of conversation about with the newer new pub/bar should be like.
LATHER.
RINSE.
REPEAT.

Or they may know what they're doing and will be successful.
All kidding aside, yes, I hope that's true!
Going off topic, but are they still going forward with the restaurant that was planned for Hawk's Tavern?

The project was approved by Union back in 2017 but nothing has happened. I periodically check the news but have never seen any updates.

Earlier this year they cut down all the trees on the property and were clearing the whole place out.

I noticed that and was hoping it was going to be a good Mexican restaurant with nice outdoor seating. I'm good at spending other peoples' money.

I'll bet that a hundred years or so ago when a bunch of three story buildings were constructed in the village with shops on the first floor and apartments above, the residents were probably complaining about the demise of the hitching posts and horse troughs, and the highfalutin' fancy-pants tall buildings goin' up.
I drive by that way from time to time and construction seems to be moving along. Does anyone know a timeline for completion? I have high hopes for the place.
I am still missing Churrasco and wishing they would reopen somewhere in the area - loved that restaurant and the owners were lovely. Does anyone know if they have reopened anywhere in Essex or Union counties?

That’s been years now, hasn’t it? It’s probably safe to assume it’s not coming back.
When they left, the Churrasco owners said they were hoping to reopen somewhere in the general area, probably in Union County. I have lost their contact info and was hoping someone might have kept in touch with them. I wasn’t expecting them to reopen here in Maplewood.
Churrasco was forever ago. I used to go there with my toddler because the food was good, and there was outdoor seating in the back where he could wander around a bit (while I finished eating) without bothering other people. That toddler is now a rising senior at CHS! (How did that happen so fast??)
There's a Churrasco Grill in Lake Hiawatha:
Any of these people look familiar?
