Correction from my earlier post: Maplewood has now posted the tax map on its website. The tax map shows the borders of each assessment area and the block and lot number of each property within each assessment area.
I still don’t see a SO 2024 Proposed Assessment database, either at the SO website or PPA’s website.
This is good news (from a zero sum perspective) for any Villager who would not be successful in appealing his 2024 assessment. Not good, however, for someone who might have a good case for a successful appeal but doesn’t know it, as he can’t see how his neighbors made out.
Essex County hadn’t participated in the user friendly NJ property tax data base
https://tax1.co.monmouth.nj.us/cgi-bin/prc6.cgi?menu=index&ms_user=monm&passwd=data&district=1301&mode=11
for over one year. Essex County’s own site for this info is clunky. And the new assessment data is not currently shown there. And: the EC site shows less info than the statewide site (the “Monmouth site”). (Bad Essex County).
SO Village website’s “Pay Your Taxes” can be used to search individual properties. But the new assessment data isn’t displayed there, either.
One might be able to see the data if he went in person to the Tax Assessor’s office. But that would require taking time off from work (assuming he had a job).
The SO approach helps discourage successful appeals.

New data won't be posted on pay your taxes or the County website until the final results of the revaluation are certified. That doesn't help someone who wants to know the accuracy of their own property's valuation before the valuations are set. Best advice is to contact PPA directly to discuss the basis for the valuation of your property. This assumes it is not too late to do so now.

Susan 1014 - This is the email that I just sent to Sheena and Ellen:
"Here's the link to the table that Maplewood put out. It shows everything - the old assessment and the new assessment, the difference between old and new, 2023 taxes, estimated 2024 taxes, and the tax difference. (It's confusing to say estimated 2024 taxes, It is more correct to show what the 2023 taxes would have been if the new assessment had been in place in 2023, but at least Maplewood is being completely transparent. South Orange isn't.)"

cramer: what response did you receive (from Sheena, and from Ellen)?
