Overall, 1,550 properties assessed at an average increase of 24% versus the prior year.


Partial data is meaningless. We need the entire database of properties to be completed.


When do we learn the actual $ amount of the increase?

no. The town needs x dollars. If the average assessment increases by 24 percent, the tax rate will decrease. Anyone who has a 24 percent increase will have the same amount due. Higher assessments will pay more, lower less.


That spreadsheet looks like only the west side of Maplewood.


Incomplete data. It will be the end of December, beginning of January when all property owners are notified before we get the full picture as to how individual properties are impacted. Even then, we will need to wait until the end of the period set aside for meetings with ASI and review by the town before these figures can become final.

The county has to approve the new assessed value, and I think that this all has to be done by Jan. 1, since that is when the new assessments take effect. The new assessment is what is shown on the postcard that is sent by the Tax Collector to taxpayers in January.


Incomplete data is meaningless. The average increase so far doesn't matter. What matters is how much your home increased in comparison to the average once the data is complete.

I requested my PRC more than 7 business days ago, with no response yet. When will we know that the database will be available?


I requested mine too and still have not heard anything. It is possible that the reassessment letter has to be sent before the corresponding PRC will be made available.

ETA: Received my PRC 12/19/2017, same date I received my letter from the town with the reassessment valuation.


I got my letter which is how I knew to request the PRC. Am I waiting for something more?

I also can't find my property on the pdf linked from their site.



If you got your letter (I haven't gotten mine yet), the information should be on the website. I would phone at this point and ask why it isn't there. You may also be able to get a copy of the PRC from town hall. That is where I have gone for that information in the past.

My property went up over $150,000!! Do I wait for my PRC to see how that happened? Request a hearing right away? My neighbor moved this year and sold their home for about that much more than when they bought it 3 years ago - could that be it? Yikes, need to follow up about this...

Is the increase more or less than 24% than your previous assessment? If it's more, your taxes will go up; if less, they'll go down. You'll have to wait until all of the Maplewood assessments are posted at which time there will be a worksheet posted that will allow you to calculate what your taxes would have been in 2016 had the new assessments been in effect.


Everyone's property value went up by a significant amount. The real estate market is hot in our area. No need to worry about that specifically. The percentage change in value will determine whether or not your taxes go up.

If your house doubled in value that would be a problem but it the additional $150K is closer to 25% of the previous value your taxes may be unchanged.


hmmm I think it is about 27% higher. Is that worth fighting over? Is it better to wait to see what the overall numbers are before doing anything (I would think so), but the letter I received says I only have 15 days to meet with someone at ASI, about this.


The only reason I could see for a meeting is if the data is incorrect. Too many bathrooms or something like that. Increase in value is not really a reason to meet with them.


I went online and tried three times to log in with the information given. Their website says the they couldn't find the log in information. I guess I'll call Monday.

Last time they gave me a driveway I don't own, among other issues. This years they assessed my 750 sq foot house at only $30,000 less than my mother's three story, two family house that has two kitchens, three bathrooms, and 11 other rooms. I don't have a driveway, she has a driveway AND a two car garage. Oh, and her lot is easily twice the size of mine. And it isn't an issue of living in parts of towns with different values, we live across the street from each other. Last assessment I challenged it and they lowered it, looks like I need to do this again.

Thank you. I've forwarded my original email and requested the PRC again. I guess if I don't hear anything by Monday I'll call the tax assessor's office!

Anyone know why livable square footage would increase without any structural changes or additions being done? It has increased on mine as well as many of my neighbors.

You'll receive your tax bill in the summer for the third and fourth quarters of 2017, and first and second quarters of 2018. Those will be based on the new assessments which are effective Jan. 1, 2017. The allocations of the school costs between SO and Maplewood, as well as allocation of county costs among municipalities, are based on Jan. 1, 2017 values. The postcards received by taxpayers from the tax office, which usually arrive the latter part of Jan., show taxes paid for 2016 and assessed value for 2017, as of Jan. 1. Because of the delay with the Maplewood assessments, I would guess that the county won't be able to approve the assessments until sometime in January and Maplewood taxpayers will probably be receiving their postcards later than usual.Just a guess, although I'm sure that Maplewood officials will try to speed up the process.
