Replacing basement bilco door. Where to go for purchase and installation? archived

So we have some gaps in our bilco door, due to rust, that are causing some water to sip into our basement, during very heavy rain. We refinished the basement last year so we want to minimize the damage by replacing the bilco doors. We tried to fill the gaps caulk and foam but some are just too large.
Any recommendation for purchase and installation? Not sure if a mason is required for this type of job since the doors attach to a brick/concrete base.

Looks like Lowes has several options. I need to do the same--my Bilco door sits atop of crumbling stone so think a mason would be the one to install but would love to hear your outcome.

Miele on route 22 did ours a few years ago (custom size) with installation. (Which included some masonry work.)

Ooh! Going to be following this one closely. I got an estimate from a local, recommended "handyman." Way too much (I think).

Mary - just did mine. Believe the install alone was $600.00.

Who did yours? And did they supply the door or did you get it yourself?

I got a quote of around $3K, including repairs to masonry already in place. That includes the door. I thought it was expensive and havne't done it yet but need to.

The door is around $500 (per Lowes and HD), so they are charging 2.5K for installation? That seems rather high. Even with some masonry work involved, is not like they are building the entire entrance to the basement. It hardly appears to be more than 1 or 2 days of work.

According to DIYorNot, adjusted for our zip code which default to Passaic, the door + installation should be about $1100. Even if it is a bit more, or more masonry work is required, it seems that an additional $1900 is a lot. I realize that the website is likely not accurate, but that estimate is pretty crazy.

I thought so, too...so the project went on the back burner !

I think they just see South Orange/Maplewood and get $$$ in their eyes. Like we are all rolling in dough here.

I've done a few of these. There are a bunch of variables. Remove and dispose of old door. Repair side walls, head and foot of opening. Masonry or wood, it may be an extensive repair or an easy one. Usually you need to adjust the door or the opening so they match. 3k might be high, but it might not be.

crimeny for that money I would have the area dug out , create a drainage system and create a little walk out, at least that's what I am seeing them do on good old hgtv

Around here doing your sidewalks cost more than 3K.

) :-(( you are so right, but I would look into the price differential it would give more bang for your buck , if there is a necessary masonry job it may not be much more? anyway just a thought as I am more of the mind if I put money into something I want upside

In our case we don't really have much masonry work (from what I can see but I am no expert). The stairs and footing for the door look good. Just the door is really rusted as the seams and it has large openings where it attaches to the base. But I do agree with you. I would love to have a walk out too. But just not worth it the investment. I can see it being well over 10K around these parts.

The install was actually $675.00 and cost of door around $500.00. This included taking away the old door. BUT here's the thing....the old Bilco doors had the flange on the inside. Now with the flange on the outside the actual space is smaller and there was a big space where my siding was and the foundation area of the house. Had to buy a product from Gordon. I am very happy though with the install by www.jossocarpentry.com.

Custom door fabricated, painted and shipped by folks recommended by Bilco themselves (they didn't stock it, or Gordon), with a bit of masonry and carpentry work with the install in a VERY tight space... all in I think was about $1,600.

$3k is just stupid.

These rates are much more in line with what I had in mind (about $1500). 3K is just ridiculous in my opinion. Thank you. I will reach out to these guys as well.

Mind sharing who did yours? I don't think we need a custom door, as it seems rather standard, but just in case. Thanks!

And maybe I missed it but who is or what is "Gordon"?
