Nice offer, thanks.

It's exterior, and thus a security issue, so I wanted to know ahead of time where to go in case I got stuck. But in the meanwhile I made a fix that seems to be holding.

It's not exact, but similar to this. The bottom flat spring was broken in half and jamming the mechanism. I cut some sheet metal to size with tin snips and so far so good.

Thanks for all the good leads, folks, in case my luck and handiwork run out.

If you are a DIYer check if cleaning would do the trick. Just follow these simple steps to get your mortise lock problem fixed. The screw on the base should be able to hold the knob securely to the spindle. If not secure, it means it has to be repaired. First set the screw loose. Unscrew knob from spindle. Now remove spindle from the door and remove the lock face screws. Remove lock case form the door. Open the lock case and free the latch. Next disassemble the latch and dead bolt mechanism and secure the lock case. Clean the brass thoough dings and dents may ressist the polishing (WD-40 is preferrrable). Once ready for reattaching replace the latch spring. Tension the latch spring. Close the case and test for its functioning.  If you are having difficulty check with Protection Plus security solutions, commercial locksmith services toronto if they can help you in this matter.
