Enlarging a Shed Dormer archived

This has come up before in discussions about other things, and I know it's likely to be expensive. However, it seems to me that extending the existing shed dormer over the stairs up to our third floor would totally transform the space: with more headroom, and a window out the back, our current semi-renovated attic tunnel could become an actual master suite! If you've done this, I'd love to hear from you -- was it insanely expensive? worth it? who did the work, and would you recommend them? Thanks.

And, in my case, more than worth it. Why have that space if you can not use it?

Thanks, George -- that is my feeling too but it's likely to be a chunk of change. However, I feel it might actually upgrade the whole house, from your typical Maplewood 3-bedroom with shared bath on the 2nd floor to one with a master suite. I'd enjoy that myself and it would probably make the house more valuable. Not sure where you draw the line at 'worth it' though, so I'll get an estimate.

We are actually in the process of undertaking that exact project right now. We interviewed three of the architects recommended on MOL and decided to go with a design-build architect as it seemed it offered greater hand holding through what is a very complex process. Two of the biggest cost components are including a bathroom (expense of the finishes(10k to ???K), roughing in plumbing 3k-6k depending where you place it) and how you are going to AC the space (window unit, ductless AC).

The design really depends on the height of the peak of your attic and the slope to the windows of the dormer. For our attic even if we did nearly a flat roof for the dormer in the back, the max height at the windows would have been 4'9'', so we are working a few different options to fix that. We done the existing conditions drawings and preliminary design layout, with the three-d renderings / mechanical drawings being next. Once all the designs are done, the architect will help us bid out the project to three contractors.

As things progress, I'll post some more info and pictures.

That is exactly what friends of ours did to their Dutch Colonial in Maplewood. A large master suite and luxurious bath. Beautifully done, but expensive. Bear in mind that since it will increase the value of the home, it WILL increase the property taxes.
