I would always use one. Selling on your own can be a serious hassle. Of course it's a very hot market so if you really want to try go ahead. If might be lucky, but if you get frustrated you can always hire a realtor.

I tell a story about how the people at Home Depot told me I didn't need a plumber to do a certain thing. So I tried. Ended up calling the plumber.

Second story. Employee asked me for advice about her sister. I told her half kidding that her sister's choices were to sell her house or get a divorce. She replied, seriously, having experienced both, " I'd much rather go through a divorce again than go through selling my house again". 


I'm not selling, but wondered if Zillow would be an easy way to do for-sale-by-owner (FSBO).

they story with zillow offers had been they were so sure of their zestimate that they would pay anyone one that amount....seems that is not the case...they don't go by the published zestimate...


I'm a local broker/salesperson locally (and NJ real estate instructor). There's more to selling your house than slapping a sign on it.

 Why would they?  People don't work for free, and that does not make them a cartel.


It's definitely a seller's market at the moment.  I hear bidding wars are still happening.  I would list it on the MLS to get top dollar.


For a plus,the realtor could advertise the home on MOL.


No problem, spending a couple’s bucks putting an add on MOL. But it will be read by a limited readership


anyone wanting to move from out of area is gonna start with a real estate website

Who is working for free? Because they still would get a 2-3% commission as the selling agent. They just would not get the listing commission. However the local real estate cartel does not want to encourage FSBO listings.

The zestimates on Zillow are seriously flawed and I would only use that to get a rough idea of the price range for a house.

 i know the zestimate on mine is high.  even in perfect condition it is too high.....but the story was that they believed in their zestimate and would offer that amount...but then the details came out....and they make the offer based on an actual appraisal, not the zestimate.

 They would only get a fee if the Seller agreed.

I am not aware of a buyer paying a RE Commission. The very reason the Seller is going FSOB is to not pay a commission.
