Unless I'm mistaken, this was a private owner, selling to another private owner. The town had nothing to do with the sale.

Interesting fact, there was a small racetrack at Olympic Park. But I don't see any historical indication that the song is related to that track.
I think the Camptown the song was written after was in Pennsylvania. And Irvington changed their name because of associations with the song and racy behavior. Gambling on horse races seems pretty tame today.
$4million seems like quite a bargain for a fairly new 66,000 square foot building.
Olympic Park was a, for lack of a better word, joint venture between Irvington and Maplewood around the time we moved here. It was hoped that the tax revenue would help with the perennially high tax rate in MW. Didn't really happen.

Fantas-Eyes paid more than $4 million for the 66,000-square-foot distribution facility at 40 Camptown Road, the Edison-based real estate services firm said in a news release.
“Forty Camptown Road is located in Olympic Industrial Park, an established, well-located and successful industrial park,” David Blitt, a Bussel senior vice president, said in a prepared statement. “The purchaser intends to substantially improve the building, including office renovations and a state-of-the-art distribution setup. The competition for the purchase of the building demonstrates how healthy and vibrant New Jersey’s industrial market is at the present time.”
